  • Property Taxes

    A big topic I've been seeing out there are concerns about Property Taxes. So today I want to share a few details about the property taxes here in Nevada. Click below to watch on YouTube about this topic. Don't forget to Like and Subscribe! Alright, let's get into it. Here in Nevada, we enjoy the ninth lowest property taxes in the country. And one of the biggest factors is that we are only assessed based on 35% of our taxable property value. So instead of some states where they assess the taxes off the full value your home, we're only being taxed on 35% of our homes taxable value. So that's a starting point. Another aspect that we benefit from is that we have a 3% annual tax cap. So your property taxes cannot go up by more than 3% in any given year. But a very important note coming up, especially right now, it has to be your primary residence. If it is not your primary residence and you get assessed, you can be taxed above that 3%. Wonder when you'll get assessed? Here in Nevada, we have them every five years. Now, given the price increases we've seen here, you could be in for a surprise. Once they turn out your next tax bill, you could be taxed without that cap, and your tax bill could go up significantly. This is based on appraised value increases we've seen here in Las Vegas and all of Nevada. So that's an important note. To stay at that 3% cap, your property has to be your primary residence. You have until June 30th actually to contact your local or county treasurer and make sure that you are still set to be taxed at that 3% cap there.   • Have We Peaked?

    As of right now, June 2022, May has hit a record high in home prices, but is that it? Are we on track down the road to a weakening market? All right, so the big question for the Las Vegas real estate market right now is- Have home sell prices peaked? We have definitely seen a big decrease in buyer traffic. Fewer showings, along with fewer buyers making offers. On the flip side, we're now starting to finally see the inventory that we've been short on for so long. As those two things converge, it really takes some of the heat that was in the market. We just came off of a record month, setting a new all time high in average sales prices in Las Vegas for May. And now in June, it remains to be seen if we can top those numbers or even match them. I don't believe we're going to start seeing big drop back in prices, but more of a neutral market. Right now it's probably the time to price your home right in line with your closest comp. Now is not the time to be looking to go any higher at this point, unless you want to sit for months unsold, just to lower the price, or take your home off the market later on down the line. You got to remember, though, this is not a bad thing! We have had insane growth in the housing market the last two or three years. So being at the peak, if you're considering selling now or soon- YOU'RE SELLING ESSENTIALLY AT THE PEAK- which is pretty much what everyone strives to do. With the gains we've had over the last two or three years, we're just entering more of a neutral market, which is not a bad thing at all.   • Selling to iBuyers

    You're probably all out there wondering why you get so many offers to buy your house from companies like Open door, Offerpad, Redfin Now, etc. The short answer is; Everyone has equity, it's just a matter of how much! I just want to talk today about offers we get as homeowners from Open Door, Offer Pad, Redfin Now, We buy houses; all those different companies that are just constantly making what seemingly are attractive offers to buy our houses. There's a reason for that. It's because we all have a lot of equity in our houses right now. That's how much prices have gone up in consecutive years. These companies are on top of the housing market, and it's much more profitable for these companies to throw in a very flat number to you. Little do you know that those numbers can actually be lowered as the process goes on. But even if you're lucky enough to sell for that initial offer that they give you, they still can make money. What they're looking to do is to make the upgrades and improvements that allow them to sell your home at a much higher price. At the end, they are the ones that walk away with the easy equity that you could've attained if you did it with the help of a Realtor that's experienced in overseeing upgrades. This is exactly what I do in Las Vegas for many homeowners. I help them make those upgrades at a very reasonable cost. This way the homeowner can capitalize and achieve that easy equity that we all have. I've had numerous homes where a few thousand, $10,000 - even larger projects like 20,000 - have brought back at least three to four times as much as the seller spent to improve the home. And it brought it back very quickly. With my team, I can usually get a home ready in under two weeks. I promise, all these improvements will raise the value of your home by three, four, even five times as much as was put into it. A quick example, I had a home just this past fall where the seller spent $19,000 and it allowed us to sell the property very quickly for $90,000 more. You can see the difference all the upgrades makes for the final product. Not just upgrades, repairs too. Giving the Buyer confidence in their purchase, and the satisfaction to the Seller that it was well worth it. That's just an example of the easy equity all of us have. And that these quick, convenient, quick buy companies are looking to capture. This way they can profit on your home instead of you. So the next time you're tempted by one of those offers and you think that you can't do any better, I can assure you, you definitely can. If this is something your interested in doing.
